There will be no need to schedule appointments with other companies because we have the capability to service your needs. Occasionally, we will schedule inspections/evaluations by certified outside sources in the event we cannot meet all of your needs. Additionally, we do not provide our services in a "Pick one from Column A and two from Column B" format like other inspection companies. We tailor your HouseMaster inspection to fit your individual needs and lifestyle. We also take pride in our desire to protect your family's health... as well as your investment. |

Residential Inspections Our residential inspection division has been supplying home inspections for buyers under the HouseMaster banner for over 25 years. Our engineers and inspectors are all duly licensed and insured and have over 10 years of industry experience each. Our inspection reports are not filled with disclaimers like some other inspection companies' reports. Your HouseMaster report will be printed onsite to a portable printer; you won't have to wait 5 days as you do with other inspectors. Experience is our difference. A sample report is available here.

Commercial Inspections Our commercial inspections are performed by a Licensed Professional Engineer. The reports are provided in narrative format and include all applicable Building Codes and adherence for fire safety and egress. We provide additional detail to the reports based upon your proposed usage of the structure(s), such as equipment requirements, anticipated live loads, environmental concerns and possible additions or alterations. Wood Destroying Insect Evaluations Sometimes you will hear this inspection referred to as a "Termite Inspection" or "Termite Certification", however we are looking for infestation/damage from all wood Destroying insects. The reported findings are supplied on the appropriate form specified by the National Pest Management Association (NPMA #33). This is the documentation that will be required by your bank or mortgage company. We do not perform pesticide application, and therefore, your HouseMaster WDI Evaluation is performed without a vested interest in performing pesticide application. Radon Screening The greater percentage of inspections we perform include a radon screening. This is most common in dwellings that have finished basements and those built directly on concrete slab. The HouseMaster service representative that you speak with will help you determine the applicability of radon screening based on proposed usage of the lowere livings levels of the building. Water
Analyses
Testing drinking water for contaminants is based upon the type of suspected impurity. For instance, the EPA recommends that every house built prior to 1991 be tested for lead in the drinking water (EPA did not ban the manufacture of leaded solder until 1986). Therefore, we test many homes for lead. The State of New Jersey, Rockland & Westchester Counties and some local municipalities require specific testing parameters for well water testing. HouseMaster is an approved water sampling company for well water testing. More information on water testing is available here.

Septic/Flow
Volume Dye Analysis
A dye test is a relatively low cost, non-invasive method for testing of private sewage treatment systems. This test does not provide a guarantee of the performance of the system. It is not a full evaluation of a sewage treatment system but provides valuable information regarding the present performance of the system. A septic dye test is ideally suited for evaluation of septic systems for real estate sales purposes, since the test does not result in damage to the property and provides minimal disruption of the occupancy. Bulk Storage Tanks
The standard residential heating oil tank ranges between 550 and 1000 gallons and therefore, is considered an unregulated tank However, it is quite common for potential property buyers to order testing for underground tanks. The reason for testing is twofold. If the tank fails, a spill notice is reported to the appropriate regulatory authorities, and standard practice dictates that the property owner removes the tank. If the tank passes the test, the test results can be used to secure tank insurance. More information on PBS tank testing is available here.

Construction Inspections
We are often asked if a newly constructed home should be inspected. While the local code enforcement officer did inspect the building at various phases of construction, it was inspected for just that: code compliance. Workmanship, aesthetic concerns, appliances and other factors are not included in a code compliance inspection. Essentially, HouseMaster is there to provide your "punch list inspection but also to provide education regarding operation and maintenance for the new units and materials.

If a professional home
inspection makes good sense for a home buyer, think about what pre-listing
inspection will mean for a seller. Only a professional home inspection can
point out areas that may potentially save you thousands of dollars in
negotiation. If the major systems in your home are new, you've updated
your home over time and the structural components of your home have been
well maintained, you should consider promoting this information through
home listing inspection report that reflects it. |
